Context and Design Approach

During the first site visit, we evaluated the entire property. Almost all of the existing vegetation was identified as highly valuable and will be preserved. In contrast, the series of unsynchronized extensions and modifications added over time were considered poorly executed and out of harmony with the original architecture. We decided to remove all such additions in order to restore the clarity of the original built form. This will also allow us to introduce new greenery and strengthen the relationship between architecture and landscape.

This careful and respectful approach to the site ties in with a deeper cultural logic. Throughout history, Dubrovnik’s noble families lived with a certain kind of understated elegance. Even at the peak of their wealth, they chose to live discreetly - hiding their summer residences behind high garden walls. Their values were grounded in privacy, dignity, and a refined relationship with nature.

This philosophy guided many of our decisions throughout the design process. Every proposed change aims to meet functional needs while preserving the architectural spirit of the region. The volume of the house is not being increased - in fact, it is being visually reduced. Strategically placed functions throughout the villa and garden areas aim to enhance the site’s key qualities - its peaceful forest backdrop, spectacular sea views, and deeply rooted sense of privacy.
