"unlocking constrained sites is where we find design can add the most value”
Challenging sites are becoming increasingly commonplace due to rising land values, constraints imposed by planning policy and environmental factors, demands for higher density, and the growing importance placed on sustainability. There are three key ingredients to unlocking small and challenging sites: urban design integration, architectural integration, and cost-effective construction.
Concept
The design resolves the dual-owner program by inverting spatial zones across the vertical axis: one apartment places private areas below and social above, the other does the opposite — ensuring both enjoy sea views and garden access without compromising privacy or symmetry. This smart spatial choreography, guided by site orientation and owner input, forms the backbone of the architectural layout.
